Terms and Conditions
These terms and conditions apply to all bookings and stays at De Buytenplaets and ’t Buytenhuys, operated by Sailfox VOF / Vakantiehuis Flevoland.
Reservation and Payment
Confirming Your Reservation
Your holiday home or holiday villa is reserved once we have received the initial payment of 50% of the rental price.
This payment must be made within 14 days of the invoice date, unless otherwise agreed in writing.
By making this payment, the tenant confirms acceptance of these Terms and Conditions and any other applicable booking conditions of Sailfox VOF / Vakantiehuis Flevoland.
Payment Method and Final Payment
Sailfox VOF / Vakantiehuis Flevoland accepts payment exclusively by bank transfer to the bank account stated on the invoice.
A second instalment of 25% of the rental price is due four months before arrival.
The remaining balance of the rental price must be paid in full no later than six weeks before arrival.
For bookings made after one or more of these payment deadlines have already passed, any instalments already due will be included in the next payment. For bookings made less than six weeks before arrival, the full rental price and the security deposit must be paid by the payment deadline stated on the invoice.
Number of Guests
At the time of booking, the tenant must provide the correct number of people who will be staying at the accommodation during the rental period.
Only guests registered with Sailfox VOF / Vakantiehuis Flevoland may stay at the holiday home or villa and use the holiday park.
Children under the age of 2 do not count towards the maximum occupancy. The tenant is responsible for ensuring that the information provided about the group is complete and correct.
Pets
Pets are not permitted unless prior written permission has been obtained from Sailfox VOF / Vakantiehuis Flevoland.
Cancellation
Cancellation by the Tenant
If the booking is cancelled between six and four months before the start of the rental period, 50% of the agreed rental price remains payable.
- If the booking is cancelled between four and two months before the start of the rental period, 70% of the agreed rental price remains payable.
- If the booking is cancelled within two months before the start of the rental period, 100% of the agreed rental price remains payable.
Once the rental period has commenced, the booking can no longer be cancelled. If the tenant arrives later, leaves before the end of the rental period, or for any other reason does not make use of all or part of the booked stay, there is no entitlement to a full or partial refund of the rental price.
Cancellation Insurance
The financial risk of cancelling a reservation is the responsibility of the tenant. We therefore recommend taking out suitable travel and cancellation insurance. Such insurance may cover cancellation costs in circumstances specified by the insurer.
It is the tenant’s responsibility to arrange appropriate insurance and to check the applicable terms and level of cover.

Conduct at the Holiday Park
Peace and Quiet
Loud music and parties are strictly prohibited. The tenant and all members of the group must respect other guests and residents of the holiday park, particularly during the night-time quiet period between 10:00 pm and 8:00 am.
Noise, parties or other serious disturbances that lead to complaints or intervention by the police or other authorities may result in immediate termination of the stay and removal from the accommodation. In such circumstances, there will be no entitlement to a refund of unused nights.
Responsibility for Guests
The tenant is responsible for the conduct of all members of the group and any visitors. The tenant must ensure that everyone associated with the booking complies with these Terms and Conditions, the rules of the holiday park and all applicable laws and local regulations.
Furniture and Inventory
Moving cupboards, beds, televisions, audio equipment or other large items is not permitted. Indoor furniture and inventory may not be taken outside. Crockery, glasses and cutlery may, of course, be used for meals on the terrace or in the garden.
Serious Breaches of the Terms and Conditions
If Sailfox VOF / Vakantiehuis Flevoland is required to terminate the rental agreement because of a serious breach of these Terms and Conditions or other applicable booking conditions, the tenant may be required to leave the accommodation immediately.
In such circumstances, the tenant will not be entitled to a refund of the unused rental period.
Liability for Damage
Damage Caused by the Tenant or Guests
The tenant is responsible for damage to the holiday home, villa, garden, furniture, equipment or other property caused by the tenant, members of the group or visitors during the rental period.
This includes damage resulting from negligence, misuse or failure to comply with these Terms and Conditions.
The tenant must report damage or breakages as soon as reasonably possible.
Personal Belongings
Sailfox VOF / Vakantiehuis Flevoland is not responsible for loss, theft of or damage to personal belongings brought to the accommodation, except where liability cannot legally be excluded. Guests are responsible for taking reasonable care of their own belongings during their stay.
WiFi and Internet Use
WiFi is available for guests to use during their stay. The internet connection may not be used for illegal activities, including unlawful downloading, uploading, sharing or streaming of copyrighted or otherwise prohibited material.
The tenant is responsible for the internet use of all members of the group and visitors during the rental period.
Any fines, claims or costs arising from unlawful internet use may be passed on to the responsible tenant where legally permitted.
